Sewer Scope Inspection
Don't Let a Hidden Sewer Problem Become a $10,000 Surprise
Most sewer line defects cannot be seen during a standard home inspection. A sewer scope inspection uses a specialized HD camera to inspect the home's main sewer line and identify costly issues before you buy.

Why a Sewer Scope Inspection Is Important
The sewer line is one of the most expensive components of a home to repair, yet it is completely hidden underground. Even homes that appear to be in excellent condition can have damaged or deteriorated sewer lines.
A sewer line replacement can cost anywhere from $5,000 to $15,000 or more, depending on the location and extent of the damage.
A sewer scope inspection helps uncover hidden problems before they become your responsibility.
What We Inspect
Our sewer scope inspection includes:
- HD camera inspection of the main sewer line
- Inspection from an accessible cleanout
- Interior condition of the sewer pipe
- Pipe material identification (when visible)
- Evidence of root intrusion
- Cracked or broken pipe sections
- Offset pipe joints
- Pipe bellies (low spots)
- Blockages and obstructions
- Visible corrosion or deterioration
- Documentation of significant findings
Common Problems We Find
Root Intrusion
Tree roots entering joints or cracks can block wastewater flow and eventually damage the pipe.
Cracked or Broken Pipes
Age, settlement, or heavy loads can cause sewer lines to crack or collapse.
Pipe Belly
A section of pipe that has settled and collects standing water, increasing the risk of recurring blockages.
Offset Pipe Joints
Pipe sections that have shifted out of alignment, restricting proper flow.
Blockages
Grease, debris, roots, or foreign objects can partially or completely block the sewer line.
When Should You Add a Sewer Scope?
We strongly recommend a sewer scope inspection if:
- The home is over 15 years old
- Large trees are located near the sewer line
- The property has experienced previous plumbing repairs
- Slow drains have been reported
- You simply want additional peace of mind before closing
Inspection Limitations
Our sewer scope inspection is a visual inspection of the accessible main sewer line only.
The inspection does not include:
- Leak testing
- Pressure testing
- Septic systems
- Underground excavation
- Repairs
- Cleaning clogged lines
- Sewer lines that cannot be accessed because a suitable cleanout is not available
